What do you mean Under the Radar?

The deal does not appear on any data base. It is a product of expensive and painstaking research by our research staff. The public at large and the brokerage community are generally not aware of its existence.

What is a DEAL?

A deal is an all inclusive concept which encompasses not only the underlying real estate but much more. For example, the rock bottom, end of the day, price per sq. ft., the loss factor, the escalation methods, NBI, and myriad transactional stipulations covering landlord/tenant obligations and rights.

1. Prime Madison Ave. & Grand Central office building with 24/7 concierge, 3,300 sq. ft. at $25.00 per sq. ft. - long term or short.

2. High class 5th Ave office building with attended lobby and 24/7 security. 5,000 sq. ft. at $31.00 per sq. ft.

3. Prime 5th Ave in the 40s, 20,000 sq. $30.00 per sq. ft. with significant amenities including lobby concierge.

4. Columbus Circle, high class bldg - 3,000 sq. ft. at app. half price for that location, namely $40.00 per sq. ft. - great light and views.

5. Chelsea, renovated bldg. - 5,000 sq. ft., high ceiling, great natural light, 24/7 access, big windows on three sides. $28.00 per sq. ft.

6. 3rd Ave near Grand Central, prime class A bldg - gorgeous lobby attended 24/7, 1,850 sq. ft. - light & views -: $30.00 per sq. ft. which is about half the prevailing rent.

7. Downtown, Financial District, prime class A bldg. with exacting amenities and a touch of royalty, 5,512 sq. ft. with great natural light and riveting views, furniture and telephone in place, $28.00 per sq. ft..
